Property search & management in Spain

We find, vet and manage homes for sale or rental — with or without renovation — so you can invest in Spain without the hassle. Average ticket €120,000.

What the service includes

  • Defining your investment profile: location, budget and goal (resale or rental).
  • Sourcing properties through our network of agencies and local contacts.
  • Viewings, legal and technical verification, and price negotiation on your behalf.
  • Renovation management (optional) with a fixed budget and progress tracking.
  • Listing for rental or resale, and ongoing asset management.

Who it's for

For international investors who want to profit from the Spanish property market — whether a first investment home or expanding a portfolio — without needing to be physically in Spain. We handle the full process and keep clear communication in English and Spanish.

With or without renovation

We can source move-in-ready homes or properties with upside through renovation. In that case we coordinate the trades, control timelines and deliver the asset ready to rent or sell.

What to expect from a rental home

Figures are indicative gross yields and vary by area, property type and operating model. Example of a high-demand market: Alicante and the Costa Blanca, with entry tickets from ~€120,000.

5.9% – 6.2% gross

Long-term rental

The lowest regulatory risk and very high structural demand from demographic pressure. Near-zero vacancy and stable cash flow.

6% – 7.5% gross

Mid-term & by-room

Higher yield, aimed at students and digital nomads. Needs a little more management and awareness of regional rules.

Up to 9% – 10% gross

Tourist rental

Peak yields in prime areas, subject to the licence moratorium and higher operating costs.

~9% / year

Capital appreciation

For buy-to-sell over the medium term: sale price per m² is rising near 9% per year in growing markets.

How we choose the asset

To maximise cash flow, 2–3 bedroom homes in consolidated neighbourhoods around the city centre (in Alicante, e.g. Carolinas or Benalúa) comfortably exceed 6.5% gross at a moderate cost per m². If you prioritise capital security and appreciation, premium coastal areas (Playa de San Juan, Albufereta) offer tighter rents (~5%) but stronger growth.

Note: gross yield converts to net after deductible costs (property tax, community fees, insurance) and can be enhanced with leverage. We prepare a personalised gross-to-net analysis for every deal.
